Property Marketing for Estate Agents

In today's highly competitive real estate market, UK estate agents cannot afford to overlook the power of professional photos and videos in property marketing.

The power of professional photos and videos in property marketing

In today's digital age, where online platforms dominate the real estate market, the importance of visual content cannot be overstated. UK estate agents are increasingly realising the tremendous benefits of utilising professional property photography and videos as a powerful marketing tool. By investing in high-quality visual content, agents can significantly enhance their property listings, attract more potential buyers, and ultimately increase sales.

Let’s explore the compelling reasons why UK estate agents should prioritise professional property photos and videos in their property marketing strategies.

First Impressions Matter

When potential buyers search for properties online, they are presented with numerous listings to choose from. To stand out from the competition, estate agents must make a solid first impression. Professional property photography and videos capture the essence of a property, showcasing its best features, layout, and ambience. By presenting visually appealing and captivating content, agents can grab the attention of potential buyers and entice them to explore further.

Increased Engagement and Longer Viewing Times

Research shows that listings with professional property photography and videos receive higher engagement rates and longer viewing times compared to those with amateur visuals. Buyers are more likely to spend time exploring a property when they are presented with high-quality visuals that provide a comprehensive understanding of the space. Professionally captured property photos and videos create an emotional connection with potential buyers, enabling them to envision themselves living in the property.

Enhanced Perceived Value

The quality of marketing materials used by estate agents directly influences the perceived value of a property. Professional property photography and videography elevate the perceived quality of a listing, making it appear more desirable and upscale. By investing in visual content that accurately represents the property's unique features, estate agents can create a sense of exclusivity and demand, potentially leading to higher offers and quicker sales.

Effective Online Marketing

The majority of property searches begin online, and a strong online presence is crucial for success in the real estate industry. Professional property photos and videos significantly enhance an estate agent's digital marketing efforts. Compelling visuals make listings more shareable on social media platforms, increasing their reach and exposure to a wider audience. This amplification of visibility can lead to more inquiries and potential buyers, giving estate agents a competitive edge.

Building Trust and Credibility

Investing in professional visual content demonstrates a commitment to excellence and attention to detail. By using high-quality property photos and videos, estate agents showcase their professionalism and expertise, instilling trust in potential buyers. High-resolution visuals allow buyers to examine every aspect of a property, providing transparency and reducing scepticism. A trustworthy reputation can lead to more referrals, repeat business, and long-term success in the industry.

Time and Cost Savings

While it may seem counterintuitive, utilising professional property photographers and videographers can save estate agents time and money. Professionals have the necessary skills, experience, and equipment to capture stunning visuals efficiently. By outsourcing visual content creation, estate agents can focus on their core responsibilities, such as client relationships, negotiations, and closing deals. Additionally, the improved marketing materials can reduce the time a property spends on the market, potentially minimising carrying costs and maximising profitability.

Are You Using Drone Roof Inspections?

Drone Roof Inspections provide a safe and modern alternative to scaffolding or cherry pickers. They provide high definition visual data at a fraction of the time and cost. Adopting drone technology with the services of a drone service provider will allow you use drones without affecting your business practices and liabilities.

Traditionally inspections on roofing were dependent upon a long ladder or scaffolding, often expensive and placed people working at height, presenting a risk to health & safety.

Drone technology has multiple exciting applications, but the practical benefits for roofing businesses, property maintenance firms and building contractors should not be understated.

Drone Roof Inspections save money and deliver data in a fraction of the time, with no risk to individuals who would have to work at height.

Here is a commonly asked question we face

Q: Why don't I buy myself a drone?

A: This would be a good option for your business, but it is important to understand that all drone use is subject to rules about operating in Airspace.

You would need to look into the following:

  • Suitable training for an operator, registration for a flyer ID and Operator ID,

  • Changes to your liability insurance to cover you for commercial drone operations.

  • Putting together a strict workflow for planning, weather at ground and altitude, flight logs and maintaining regular flight practice.

  • Use of software to monitor airspace restrictions and notifications of temporary air movement.

  • Keep up to speed with the changeable legislation surrounding drone use in the UK.

In a strange but true story, an estate agent called a drone operator friend in the industry to come and take some shots. When he showed up on site, he had discovered from the homeowner that the day before, the agent had turned up with a brand new mini drone, with all the intentions of getting his shots of the property, sadly a few minutes into the flight it crashed into the side of the homeowner's property.

When using a drone service provider, consider asking the following:

  • Do you have an insurance policy for flying your drone?

  • Do you have the permits and certifications from the CAA to operate?

  • What sort of planning do you do?

  • Do you provide a copy of your flight plan?

  • Do you log your flights?

To any commercial operator, the above simple questions would be easy to navigate and demonstrate that you know a bit about this new industry.

Sadly it isn't as simple as calling our mate Trevor the hobbyist to bring his drone around to look at your commercial property in a built-up area with uninvolved parties straying into an operational area.

We provide a Drone Visual Inspection Report of a roof. We don't profess to be roofing or construction experts. As trained, certified & insured drone professionals, we obtain the images for a roofing contractor to give you their professional opinion without the need for scaffolding costs, a risk to safety and valuable time.

We would love to hear from you. We provide domestic, industrial, and commercial properties and even provide inspections of church roofs and spires.

Small Business Marketing Videos

Small business video stats and tips for 2024, its unavoidable that technology is forcing business to adopt video but some really struggle or avoid this, we explore why this is important and we are available if you would like to know more.

Video Stats and Top Tips for 2024

Video is the most popular choice of content in the digital media-consuming world we call home.

Any business would do well to harness the benefits of small business marketing videos in their web and marketing strategy.

Sadly mobile phones have led to a saturation of amateur quality videos filling social media platforms.

We have all seen the shaky hand mobile video of a poorly dressed but expensive premium property, or the video obviously made on iMovie with the jingle we have heard a thousand times since 2009 to show off your highly rated and prestigious restaurant.

Here are some video stats that show we can’t neglect this area of promotional content.

  1. In 2022, an average person is believed to be spending over a hundred minutes a day watching online videos.

  2. Online Videos make up over 82% of consumer internet traffic.

  3. Over 70% of customers would rather learn through videos about a product or service.

  4. Videos offer a good return on investment of increased web traffic & lead generation.

  5. 54% of consumers want to see more video content (according to HubSpot in 2018)

  6. Businesses that use video in their marketing strategy get 66% more leads per year

  7. Over half the videos produced last year were sub 2 minutes in length

Here are some tips to improve your small business marketing videos.

  • Purchase a mobile phone gimbal - A phone can be a useful tool when combined with the right means of stabilisation. The DJI OM5 is a good option.

  • Use Canva to make video thumbnails - You can damage your YouTube endeavours by neglecting thumbnails.

  • Get a music license subscription - repeat jingles and overused reel audio clips can let down great visuals, with an audio licence subscription you can create a market-relevant audio palette. Something like MusicBed would offer a wide range of music.

  • Use Paid versions of video-making apps - Small business marketing videos made on a mobile app with the apps brand watermark present on screen doesn't help make your content look sharp and professional.

  • Shoot in the correct aspect - Portrait aspects work great for TikTok and Instagram Reels but are very poor when translated to the YouTube 16x9 ratio. When shooting content, think about the platform you are wanting to use.

  • Turn the thirds box or horizon level feature on - Video with a wonky background can be difficult to correct and if not framed right compromises the quality of your efforts. Get your settings right first before taking the picture or shooting the video.
